LOCATION    The property is situated in open countryside to the east of the village of Roxby, and is accessed from North Street. The property is located 1.5 miles to the south of the town of Winterton and the town of Scunthorpe lies approximately 4.5 miles to the south west.

DESCRIPTION    The property comprises, at the front of the development, but set back from the road, a pair of brick built two storey semi-detached cottages which have the benefit of planning permission for replacement to a single dwelling. To the rear of the cottages, is a series of single storey barns with an ?E? shaped floor plan, which benefit from planning consent to create a further three separate dwellings.

PLANNING    The site received full planning permission on 03 February 2017 (Reference Number PA/2016/1929) and on 14 March 2018 (Reference Number PA/2018/120). These documents are available on request or can be downloaded from either the North Lincolnshire Council or DDM Agriculture websites.

CONVERSION OF THE AGRICULTURAL BARNS    To the front of the barns, each property will be provided with a separate courtyard and garden area, with these being accessed via gates. This will provide parking for a minimum of two vehicles to each of the dwellings. The existing open bays on the front elevations of the barns are to be infilled with glazing and new openings to the rear elevation are to be kept to a minimum.

COTTAGE TO A SINGLE DWELLING    The existing cottages which are arranged as a pair of semi-detached properties will be demolished along with the associated outbuildings and a two storey detached dwelling (plus basement), built in their place. The proposed dwelling will provide four bedrooms on the first floor and will be of traditional design, with contemporary features including feature glazed openings on the western gable.

WESTERN BARN    A single storey four bedroom dwelling.

CENTRE BARN    A single storey four bedroom dwelling.

EASTERN BARN    A two storey four bedroom dwelling with accommodation being provided within the existing roof space.

DEVELOPMENT CLAUSE    The Vendors have decided to sell the land and buildings un-encumbered and therefore the full benefit of any future development will be passed to the Purchasers of the site.

SERVICES    It is understood that there are mains water and electricity supplies present. Interested parties should make their own enquiries regarding connection costs and all supply matters.

EASEMENTS, WAYLEAVES AND RIGHTS OF WAY    The land is offered subject to, and with the benefit of, all other existing rights of way, wayleaves and easements, whether or not specifically referred to in these particulars.

VALUE ADDED TAX (VAT)    The sale price is agreed on a VAT exclusive basis and the Purchaser(s) shall indemnify the Vendor for any VAT which may subsequently be payable.

TENURE AND POSSESSION    The property is for sale freehold with vacant possession.

METHOD OF SALE    The land is offered for sale as a whole by Informal Tender. The Vendor does not undertake to accept the highest, or indeed any offer but best and final offers should be submitted in accordance with the following:-
1.            Expressed as a lump sum total (not per acre).
2.            Confirm full name and address and contact telephone number of Purchaser.
3.            Confirm full name and address and contact telephone number of Solicitor.
4.            Confirm whether the offer is on the basis of cash, or conditional upon unconfirmed finance or sale of other property.
5.            Submitted in a sealed envelope marked ?Cringlebeck Barns, Roxby?.
6.            Submitted not later than 12 noon on Friday 06 September 2019.
To avoid the duplication of offers it is suggested that any tender submitted should be for an uneven amount of money. Furthermore escalating bids or offers made by reference to other bids are not acceptable. Interested parties are invited to discuss the matter further with Andrew Houlden (07970 126303) or Tori Heaton (01652) 653669.

VIEWING    The property may be viewed at any reasonable time during daylight hours when in possession of a set of these particulars. Prospective purchasers should exercise reasonable precautions when viewing due to the current state of the buildings.
