Preventing Frozen Pipes During Winter

Have Your Boiler Serviced Regularly

One of the most crucial steps in preventing frozen pipes is ensuring that your heating system works efficiently. If you're a tenant, it's your landlord's responsibility to have the boiler serviced annually. Regular servicing helps identify potential issues and ensures that your boiler is operating at its optimum level, providing sufficient heat throughout your home.

Insulate Your Pipes and Water Tanks

Insulating your pipes and water tanks is an effective way to protect them from freezing. Proper insulation helps retain heat within the pipes and prevents them from getting too cold. If you're a tenant, check with your landlord to ensure the pipes are adequately insulated. They are responsible for maintaining the property and ensuring it meets the necessary standards.

Encourage Warm Air Flow

If you have pipes and tanks in unheated loft spaces or inside cupboards, it's important to encourage warm air flow around them. You can do this by opening loft hatches or cupboard doors to allow warm air to circulate freely. Additionally, keeping your thermostat set to at least 7°C, even when you're not at home, helps maintain a minimum temperature and prevents freezing. Remember to keep windows closed during freezing weather and use draught excluders on doors to block any chilly breezes.

Fix Leaking Taps Promptly

Leaky taps do not prevent frozen pipes, but they can lead to other issues that increase the risk of freezing. A dripping tap can cause drains to freeze, resulting in water backing up into your sink or other areas. It's essential to report any leaking taps to your landlord as soon as possible. Addressing them promptly helps maintain proper drainage and reduces the chances of frozen pipes.

Turn your water off when you're away

If you're going away during the winter weather, turn your water off at the stopcock; if the worst happens, the water is turned off, and damage will be minimal. 

Preventing frozen pipes requires proactive measures and regular maintenance. By following these tips and ensuring your heating system is in good working order, you can minimise the risk of frozen pipes and potential damage to your home. Remember, if you're a tenant, communicate with your landlord to address any insulation and maintenance responsibilities concerns.
